Bistro 19 and its Mount Washington sibling

Take the case of Paul Mazzarini and his mother, who owns the building that houses Georgetowne Inn in Mount Washington.

When Mr. Mazzarini knew chef Michael Budway, was planning to close, he decided to approach Bea DeFrancis at Bistro 19 about taking over the space.

He said how much he liked the Mt. Lebanon spot and what a hard worker Ms. DeFrancis is. "I knew she would do a good job," he said. He said his mother has owned the building at 1230 Grandview Ave. since the 1950s.

Ms. DeFrancis and her partner, chef Jessica Bauer, signed a lease on the space two months ago and will gain access on Aug. 1.

"It was a once-in-a-lifetime opportunity," said Ms. DeFrancis, who said she had been working on the deal for about a year.

The space will undergo a complete renovation of the dining room, kitchen and facade. "Clean, contemporary design" is what the partners are planning withTeresa Bucco, who also is the architect and designer for Bistro 19.

"Fresh, modern dining" is the working concept for the restaurant that will be a "service-driven bistro," said Ms. DeFrancis.

Ms. Bauer will serve as executive chef of the location that they're hoping to open in February 2014.
